研究所CAFMシステムの開発
機能の紹介と活用事例
近年,フロー型社会からストック型社会への転換が求めらており,工場や建物といった施設資産の維持・更新に対する投資の適正化も重要な経営判断のひとつとなっている。この施設管理業務に関する情報を｢見える化｣するツールとしてCAFMがある。
CAFMとは,Computer Aided Facility Managementの略であり,コンピュータを使って施設に関する図面や書類等を体系的に管理するものである。これにより施設管理業務を標準化し,組織的な管理,ノウハウの継承などが可能となる。
今回,当社技術センターをモデルとして, 企業の意思決定に活用できることを目的とした研究所CAFMシステムを開発した。研究所CAFMシステムによって｢見える化｣された施設情報は組織内では原則｢公開｣とし,経営者や社員が必要に応じて簡単にアクセスでき,その情報の分析や加工ができるようにした。本報では，研究所CAFMの主な機能とその活用事例について紹介する。

Development of Laboratory CAFM System
Introduction of Functions and Example of Usage
The present flow-based society is expected to become a stock-based society. As a result, managers must optimize investments in maintenance and replacement of facilities, such as factories and buildings. Computer Aided Facility Management (CAFM) is a tool for visualizing and managing facility management information, such as drawings and documents. Standardized management tools improve organizational management and make it possible for employees to inherit expertise from others. This paper describes the development of a Laboratory CAFM system that uses our technology center as a model. Visualized facility information is, in principal, available to all within the organization. A manager and an employee can easily access, analyze, and process the information whenever necessary. This paper also introduces the main functions of the Laboratory CAFM system and presents an example of its usage.
