理想のファシリティビジョンを描くICTを活用したインタビュー手法の開発

施設利用者潜在ニーズを施設計画に活用するFM技術

施設計画では施設利用者の理想のファシリティビジョンを明確化し,設計者と共有しながら進めていくことが重要となる。FM推進室では,顧客の施設に対する潜在ニーズを抽出し理想のファシリティビジョンを整理するコンサルティングを実施している。個別インタビュー手法「T-PALET」を通して顧客の施設に関する潜在ニーズを抽出し要求条件書をまとめているが,将来のニーズを抽出するには課題があった。本研究ではT-PALETを補完する手法として,箱庭手法を活用したタブレットによるT-PALET+と,バーチャルリアリティ(VR)によるT-PALET+Vを開発し,実験により将来へのニーズ抽出の有効性と適用範囲を検証した。

Facility Management Method of Grasping Facilities Users Subconscious Needs According to the Facilities Planning

In the facility planning process, it is essential to define the user’s ideal vision for a facility, and to convey and share this idea with the architect. Recently, the client’s expectation and vision for their facility is ever expanding. In our FM promotion section, we holistically support the customer’s facility management. One of our services is consultation with clients in order to clarify the tacit or subconscious needs of facility users. We articulate their visions in planning the idealistic facility, using our proprietary interview technique, “T-PALET”. It has proven to be effective in ascertaining needs by comparing the existing facilities with what users think should be improved and to reflect this in the design. Our next challenge was to learn the clients’ various needs and to include these results in an expanded view of future facilities which we have never seen. In this research, we got a hint from the sandplay therapy, which is known for effective use of miniatures, and applied this to ICT tools. Specifically, the sandplay method using a tablet device and virtual reality (VR) was developed for extracting the “charm quality” for imagining the future facility. Through the experiment, the validity and the scope were verified.
