建物のPML値の評価手法および試算例

PML値は地震により被るであろう損失を表す値で、建物の証券化や売買あるいは地震保険料率の交渉材料として用いられている。近年、建物のPML値の評価需要が高まってきており、多くの建物について評価されてきているが、対象の殆どは既存建物であった。これに対して、建築前の建物についても、建築後の証券化や売買を視野に入れてPML値をある程度の値に抑えておきたいという要望や、既存建物に耐震補強を施した場合の値を抑えたいという要望が出てきている。このため、PML値評価を設計に取り込めるように、精度が高く、かつ、簡便な評価システムを構築した。本報では本システムによる評価方法を概説し、PML値を試算した結果について示す。

Evaluation Method for Probable Maximum Loss of Building and Benchmark Results

PML, that is the probable maximum loss due to the earthquake of 10 % exceedance in 50 years, is used as the index that shows the earthquake-resistant performance of the building. PML of many buildings, that are existing, have been evaluated. On the other hand, demands for evaluating PML of the buildings that are not existing are increasing. PML is provided before the construction and the building must be designed for meeting the provided value for PML. For responding such demands, the system of evaluating PML, that has enough precision for the design and has easy interface for the designer, has been developed. In this paper, the evaluation method of the system is described and some benchmark results are introduced.
